As a Seller: To keep your pricing connected to the market place as so many bank owned properties and short sales dictate the pricing. We have already just this year seen our inventory go from extremly high in the spring to actually being tighter now in the fall of 2011. With anticiapation of it changing again due to the banks offering more shart sale incentives as opposed to forclosures.


As a Buyer: As seen from above when the market got tighter this late summer and into the fall, we are seeing more multiple offers on properties, seeing a much tighter supply on some price ranges and of course seeing pressure put on by your mortgage company, yes your mortgage company on appraisals.
